Am I required to make my property available to Section 8?
Are you licensed?
Yes, we are licensed in the state of Oregon with the Oregon Real Estate Association.
Can I reach you after hours?
Yes. We are available 24 hours a day, 7 days a week.
Can you put the money directly into my account?
Yes. We can direct deposit all rent into your account.
Do I get to see the lease or sign it?
You can get copies of leases at any time. We can email them to you, mail them to you, or for your convenience, post them in the owner portal. You are not required to sign the leases.
Do you sell real estate too?
No. We are exclusively property management. However, we work closely with highly competent real estate agents and would love to give you a referral based upon your real estate needs.
How and when do I get my checks?
You will receive your checks based upon your preference. We send out checks monthly.
How is rent collection handled?
Rent collection is handled online, via our website with a check, ACH, or credit. Or in person via check, cashier’s check, money order.
How long of a lease do you sign?
6, 9, or 12 months.
How much security deposit do you charge the tenant?
We charge last month’s rent for the security deposit.
How soon can you start managing my property?
Once we meet and sign a property management agreement with involved parties, we can start immediately.
What type of properties do you manage?
We manage single family homes, duplexes, condos, and multi-family.
What type of reports do I get and how often?
You will get monthly owner ledgers which are detailed accounting of each properties receivables, payables, fees, and your cash flow. You will also receive and End of Year report.
Who holds the tenant security deposit?
We hold the tenant security deposit in a specific account that is just for security deposits.
